We take high quality photographs presenting the best shots of your home along with a floor plan to showcase your home to lots of potential buyers. 

Your buyer will then get supported by our own in house Mortgage or Progression team to ensure the sale moves through to completion as quickly as you’d like it. All of our team are qualified mortgage advisers ensuring every member of the team helps with completion. Our team will keep you updated weekly on the progress of your sale as a minimum, making sure you’re always aware of progress.

We include assisted viewings so you don’t have to deal with the stress of meeting potential buyers. We follow up on all viewings and pass on feedback to you following the appointment.

How it works

Contact us on 029 20 40 40 66 to book in your Free face to face valuation meeting. We’ll arrange a meeting to talk through how we are able to market your home, giving you advice and guidance to maximise your sale. Also listening to you, we take onboard your thoughts and feelings about the property, after all, it’s your home, so we want to make sure that you get the service you deserve.

Once you’re happy with things you can let us know you’d like us to market your home for you. Our team kick into action and books the photography visit, get the floor plans and advert written up and get your house online with Rightmove, Zoopla and Primelocation. Only when the sale completes will you have to pay our sales fee.

We use the latest systems and technology to make sure that your house looks the best it possibly can. We spend time to produce high quality photographs ensuring every image is crisp and sharp so by the time your home goes live you will be proud to show it off. Our sale board will be erected in a suitable location and online portals will be live and ready to attract potential buyers. 

All of our customers have options available at this stage as we find from experience that some customers prefer to show potential buyers around the home themselves.  We also know that most people would prefer to let someone else do this, so we include this as a standard option. But whichever route you choose every seller gets regular feedback from viewings as well as information about how the adverts are performing.

With every offer received we’ll talk to the potential buyer to check their financial situation and present the offer back to you, discussing it and chatting through the full offer detail. We will then negotiate on your behalf to get the best possible deal. Once a deal is agreed our work doesn’t stop there, our mortgage team will get things moving, and then if instructed will move the offer through to the next stages.

Once the offer has been successfully negotiated, we will prepare all the necessary documents and instruct the right people to get the process completed as quickly as possible. By using our in-house mortgage team you know that we are working flat out to get to the completion date. Our team can also recommend solicitors to complete the conveyancing service quickly and efficiently again making the process an easy one. As its all under one roof you will get regular updates on the whole process, not needing lots of calls with each party.

How are our fees so low?

We are able to keep our costs low and feel that its only fair to pass these savings on to our customers.  As an Independent Estate Agent we don’t have to pay franchise fees to hidden owners, we are the owners.  

We don’t have an expensive chain of branches to pay for, and we are not an online agent with expensive & impersonal systems to maintain. As qualified mortgage advisers we don’t outsource our advice, so any mortgages are processed by us and we get paid by mortgage lenders when the mortgage completes. We are proud of our business model as it means our customers get the benefits of saving money.

This means that we will likely generate more interest and increase competition on price. We will also help you negotiate the best selling price when offers come in, and ultimately, you will have the final decision on whether you would like to accept a buyer’s offer.

The market will determine what the seller is prepared to pay for your property. Our job is to help ensure your property is valued accurately by our agents, whose full focus is to understand local market values and to back up their valuation with real evidence. It’s understandably tempting to instruct the agent who gives the highest valuation, however a recent report from Zoopla showed that the original asking price for a third of properties on the market had to be reduced by £25,000 on average before selling. Every property will sell if it’s presented, marketed and most importantly priced correctly. Our property experts are equipped with the latest valuation tools, having more time to focus on property market levels, thereby meaning that the most accurate, evidence based valuations can be provided. Should you disagree with our valuation, or have been persuaded by another agent that it should be higher, then we can test the market for you, however in all cases we will do our utmost to sell at the highest price possible.

We rely mostly on recommendations from previous vendors. It’s essential for us to sell as many properties we can in order to grow the business. It depends on availability however it’s typically within three days of your booking.

You will need to check your notice period with them. If you are outside your fixed term contract period, then you should be able to move easily. You could also opt for a multiple agency agreement with your existing agent, however this will likely result in an increase in their fees. It is counter-productive to list your property with two agents as it could mean duplicate adverts appearing on the same property portals and also mean you are required to pay two fees instead of one.
